Redwood City's climate does most of the work for you, which is exactly why heating and cooling here get specified badly so often. The temperature range is narrow enough that oversized equipment is easy to get away with selling and hard to live with — it short-cycles, never runs long enough to balance the house, and wears out early.

We size to the actual building. On the 1950s stock around Woodside Plaza and Friendly Acres — single-pane windows in places, limited wall insulation, original ducting — the honest answer is often a smaller unit than the one being replaced, plus sealing the ducts that are losing a third of the air before it reaches the room. That combination costs less installed and works better than dropping in a larger system on leaky ducts.

Heat pumps are a strong fit for this climate. Our winters never approach the range where a modern cold-climate unit loses output, so the efficiency case is better here than in most of the country. The constraint is almost never the weather — it's the electrical panel. A lot of Redwood City homes are still on a 100A service that was specified for a gas range and gas heat, and a heat pump plus an EV charger is more than it was built for. Because we do the electrical work too, we check panel capacity before quoting the HVAC job rather than after, so the project doesn't stall halfway.

Redwood Shores condos and the newer townhouse stock have their own pattern: shared walls, tight mechanical closets, and HOA rules about exterior equipment placement. Ductless and compact units solve most of it, but the placement question is worth settling before ordering anything.
