Most toilet calls are small parts and a short visit — a flapper that no longer seats, a fill valve that has stopped shutting off, a float adjusted wrong. Those are worth calling about early, because a running toilet is quietly expensive and takes very little to put right.

The jobs that matter more are the ones leaking at the base. Water there isn’t going into the drain, it’s going into the subfloor, and by the time it shows on the ceiling below it has usually been happening for a while. We pull the fixture, check the flange and the subfloor underneath rather than just replacing the seal and hoping, then reset it properly.

On replacements we handle the rough-in adjustment where the new fixture doesn’t match the old footprint, set and seal it, test it under load, and take the old one away.

Common questions

My toilet runs constantly. Is that worth fixing?
Yes, and quickly — a running toilet can waste a remarkable amount of water before you notice it on the bill. It's usually a flapper, a fill valve or a float set wrong, all of which are inexpensive parts.
There's water around the base. What does that mean?
Most often a failed wax seal, sometimes a cracked flange, occasionally a hairline crack in the bowl. It matters because water at the base goes into the subfloor rather than down the drain, and that damage compounds quietly.
My toilet rocks slightly. Is that a problem?
It will become one. Rocking breaks the seal underneath, which starts the leak above. It's usually the flange sitting below finished floor level after new flooring went in — fixable with an extender rather than anything dramatic.
Repair or replace?
Repair almost always wins on a sound bowl — the parts are cheap. Replacement makes sense on a cracked bowl, a very old low-efficiency unit, or when you want the fixture changed anyway.

Installed a Rheem heat pump water heater with an expansion tank and a recirculation pump, running dedicated hot, cold and recirculation lines to manufacturer spec. Hot water now reaches the far fixtures without the long wait a heat pump tank can otherwise introduce — and the household is ahead of the Bay Area zero-NOx replacement deadline rather than scrambling when the old tank failed.
